Hello Mark,

First point of air intrusion is the envelope. Seal that to 90% reduction and then the rest is much less labor intensive.

Good info, however....

“The benefit of framers handling the air sealing as they are framing the home is that once that job is done, the majority of your air sealing labor is complete, and the insulation can be installed.”

This holds mostly true for the walls and floor/foundation junction but does not include air leakage to the attic. The builders I work with tend to leave the air sealing (i.e. fire-stopping) to the electricians and plumbers, as well as assuming the drywall will be an effective airblocker.

Having tested hundreds of new homes it is evident that this method has its issues and I still detect all kinds of air connections with attics, mostly at interior wall intersections as well as poorly sealed plumbing/electrical top plate penetrations. These are not issues that can be remedied by better framing techniques.
