VERY TIGHT HOME WITH OVER SIZED AC

Just completed an audit and manual j for a home in downtown Chicago this week.  Home is less than 1 year. 5 stories include basement.  Block walls with brick over.  Closed cell entire wall bays.  2 ACs of 3.5 tons each. 1 in basement for 3 zones and one on 2nd floor with 2 zones.  HRV with each system.  All Carrier Infinity equip.  Man j calls for 30,704 Btu for total AC. "Sounds like u opened the hornets nest! I would say a 2600 sq ft home shouldn't need more than 2tons a/c depending where u are at. More tonnage can cause issues. Especially makes it difficult for the system to pull moisture out of the air of it…"

"David Not sure if there are any supply vents in the ceiling.  I am scheduled for an energy audit on June 18th and will know a lot more about the house at that point.  Just trying to get ahead of the curve prior to getting to the house."

Posted on wrong thing first time.  Have cust who claims to have condensation on ceiling in summer time.  has 2 ac... has approx 3,000 sf two story built 1978 mst br is only room with cathedral ceiling.  said the condensation started after they installed ridge vent.  says ceilings are 2 by 6.  i am thinking of removing the dry wall and spray foaming the ceiling and replacing the drywall causing an unvented ceiling.any thoughts.Jerry NeedhamSee More

Spray foam on attic deck to stop mold

I am working with an insulation company who has already applied 2" of closed cell foam over the deck of a roof deck that has been remediated for mold twice. It was thought by spraying the foam, there would be no chance of the mold coming back.  This is a million dollar home in the Chicagoland area and homeowner is trying to sell the home but a private home inspector says the foam will shorten the life of the roof and he has scared off perspective buyers with his talk.  I have told the…
